    We understand the culture of a Strata and the advantages of such developments for the Owners. When we built the Strata website for Dunelm Village in James Bay, there were a little over 30 townhouse units right at the ocean in James Bay (Victoria). Originally, a “bare land” strata, they become a strata corporation about 9 years ago, led by some very experienced owner/ council members.

    The initial discussions outlined the need to protect important documents and the old way of using a mass storage drive for important documents seemed obsolete. As an owner myself and after preliminary discussions with the Council, I was asked to take on the position of “technical resource”. I wanted to play a role with the Strata however, my full time job running Asset Business Consulting and StudioIMI allowed me minimal time to be on Council.

    Of course, as with most Stratas and Councils, there are more than one opinion and ultimately the forward thinking owners and Council decided to investigate the costs and challenges of getting this approved. In many cases, the demographic make-up will dictate the decisions made in adopting technology (and paying for it).

    A Strata will spend money annually on many resources such as:

    • $60,000 on Grounds Management
    • $40,000 on Landscaping
    • $15,000 for snow removal
    • $8,000 for gutter repairs/cleaning
    • $15,000 for general facility repairs
    • and more on maintenance, roofs, windows, plumbing and electrical

    … however it can be difficult to approve spending a few thousand for a functional website.
